Northern Beaches · Post-DA Documentation
We prepare your complete Construction Certificate and Occupation Certificate documentation packages — so your certifier can say yes the first time, and your build starts sooner.
No obligation. We review your DA conditions and tell you exactly what your CC package needs.
The path from approval to keys
Most homeowners think the hard part ends when the DA is approved. It doesn't — it changes shape. Two more certificates stand between you and moving in, and each one needs a complete, correct documentation package.
Council has approved what you can build. Your approval comes with conditions — often dozens of them — that must be satisfied before construction can start.
Your Principal Certifier confirms the detailed design complies with the NCC, BASIX and your DA conditions. No CC, no lawful construction — and no Notice of Commencement.
After critical stage inspections, your certifier confirms the building is safe to occupy. Missing paperwork here is the most common reason families can't move into a finished home.
What we prepare
Certifiers reject incomplete packages, and every rejection costs you weeks. We assemble, check and coordinate every document your certifier needs — lodged through the NSW Planning Portal, ready to approve. Whether that's a Construction Certificate, an Occupation Certificate, a granny flat or a subdivision.
Everything your certifier needs to issue the CC and let your build begin.
Everything your certifier needs to sign off the finished home — tracked from day one, not scrambled at the end.
Two pathways with very different timelines. We work out which one your lot qualifies for, then prepare the documentation either way.
Approval isn't a lot. Registration is. We get you from consent to a plan that can actually be registered.
Who we are — and who we aren't
Approval Hub is a documentation preparation service. We are not a certifier — and that's deliberate. Your Principal Certifier must independently assess your project; our job is to make that assessment easy to pass by getting the package complete and correct before it lands on their desk. Certifiers like working with us for exactly that reason.
We work exclusively with Northern Beaches Council approvals, so we know its DA conditions, its quirks, and its timelines — from Frenchs Forest to Forestville to Belrose and every suburb between.

For architects, draftspersons & town planners
Your clients call you when their CC package stalls — but chasing consultant reports and portal lodgements isn't the work you're paid for. Refer the documentation to us and stay the hero of the project.
Before you decide it can wait
Interest, rent, storage and holding costs keep running whether or not anything is happening on site. Move the sliders — the number updates as you go. Nothing is sent anywhere; it all runs in your browser.
Cost of the delay
Every week it drags on $2,650
Before the DA
Feasibility studies, duplex and triplex strategy, and subdivision potential across Frenchs Forest, Forestville, Belrose and the wider Northern Beaches — the earlier-stage thinking that leads to a strong DA.
